HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) puts hardwood floor refinishing at $2 to $8 per square foot, or $800 to $3,200 total on average. Its room-size table lists $800 to $2,800 for a 400 square foot room without stain and $3,000 to $10,500 for a 1,500 square foot house without stain. These are published national ranges, not The Floor 4U pricing.

Your number depends on square footage, a stain color change, how rough the boards are under the old finish, dustless containment, and how much of the job is stairs and corners.

What Drives Hardwood Refinishing Cost Up or Down

Wood species and board condition

Red and white oak sand predictably. HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) lists $3 to $7 per square foot to refinish oak, cherry, and pine and $4 to $8 for maple and mahogany (published national ranges, not The Floor 4U pricing). Hickory and maple are denser, take longer, and maple blotches when stained. Old wax or oil-based buildup takes extra passes.

Changing the stain color

A natural or clear finish is the cheapest path. HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) lists $2 to $7 per square foot to sand and refinish and $3 to $8 to sand, stain, and refinish (published national ranges, not The Floor 4U pricing); a stain color means a finer sanding pass, the stain, and an extra day of dry time. Going darker is straightforward; going dramatically lighter on a long-dark floor is the job most likely to run over.

Water damage, pet stains, and board replacement

This is the wildcard in every quote. Pet urine soaks past the finish into the wood, and sanding does not remove a black stain that deep, so those boards get cut out and blended in. Boards cupped by a leak must dry and flatten first, and if the leak is active, refinishing is money spent twice.

Dust containment, stairs, and access

HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) puts dustless refinishing at an extra $2 to $4 per square foot (a published national range, not The Floor 4U pricing), and containment earns it in an occupied home with allergies or forced air. Stairs are hand work, priced per step.

Screen and Recoat vs Full Sand and Refinish

HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) says the cost to buff floors is less than a full refinish but is only suitable for floors in good condition, and lists $2 to $5 per square foot to screen, buff, and recoat against $2 to $7 to sand and refinish (published national ranges, not The Floor 4U pricing). The test: if the damage is in the finish, recoat. If it is in the wood, refinish.

  • Recoat when the floor is dull or lightly scuffed, scratches do not catch your fingernail, and you still want the current color. One day on site, walkable the next.
  • Refinish when scratches reach bare wood, there are gray or black water marks, the finish is worn through in traffic lanes, or you want a new color.
  • A recoat will not bond over a waxed floor or some older finishes. A good contractor tests a small area first rather than guessing.

Refinish or Replace: Where the Crossover Sits

HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) puts refinishing at $2 to $8 per square foot, against $9 to $25 per square foot to install new hardwood according to HomeGuide (Hardwood Flooring Cost, page dated August 4, 2025, captured October 2026), as broken down on our hardwood floor installation cost guide. These are published national ranges, not The Floor 4U pricing. Refinishing costs less at both ends of those ranges, so the decision is rarely about money. It is about whether there is enough wood left. Replace instead when:

  • The boards are too thin. HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) says solid hardwood floors can be refinished 4 to 10 times, depending on their thickness and previous refinishing jobs. On a floor refinished several times, nail heads and the tongue sit close to the surface, which a contractor can check at a floor vent in a minute.
  • It is engineered with a thin wear layer. HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) says engineered wood flooring can be refinished when its wear layer is at least 2 millimeters, that most engineered floors allow 1 to 3 refinishes, and that floors with very thin layers or acrylic finishes cannot be sanded at all. Our solid vs engineered comparison explains how many times engineered hardwood can be refinished and why the wear layer sets the limit.
  • Water or subfloor damage is widespread. Cupped or soft boards need the subfloor fixed first, and new flooring is often the better spend then.
  • More than roughly a quarter of the boards need replacing. Board-by-board replacement and blending gets expensive fast, and matching old wood is never perfect.
  • You want a different look. Refinishing changes color and sheen, not plank width or species. That is a new hardwood installation.

DIY vs Hiring a Pro: The Honest Math

Refinishing your own floors genuinely saves money.

The risk is the machine. A rented drum sander removes wood faster than a beginner expects: pausing in one spot cuts a dish into the floor, and starting or stopping it while stationary leaves permanent chatter. Neither is fixable with more sanding, because every pass uses up wood you cannot get back.

Our rule of thumb: a recoat is a reasonable DIY project, because a buffer is forgiving and the worst case is a coat that needs redoing. A full sand to bare wood on a floor you plan to keep is worth paying for.

How Long Hardwood Refinishing Takes

  • Screen and recoat: one day on site, light foot traffic the next day.
  • Full refinish, natural finish: typically three to four days, sanding on day one and finish coats after, with drying time between.
  • Full refinish with a stain color: typically four to five days, because stain needs a full day to dry first.
  • Back to normal: stay off the floor 24 to 48 hours, wait two to three days to move furniture back, and keep area rugs off for two to four weeks while the finish cures.

What Should Be Included in a Refinishing Quote

Two quotes at the same per square foot number can be very different jobs. Make sure both spell out:

  • Exact square footage and rooms, including or excluding closets and hallways.
  • Sanding passes and grit sequence, plus the number of finish coats and the specific product. Two coats versus three is a real durability difference.
  • Whether it is dustless, and whether edge, corner, and closet work is in the price.
  • Board repair rates if damage appears once the finish comes off, plus stairs per step.
  • Furniture moving, shoe molding, and the cure schedule in writing.

How much does it cost to refinish hardwood floors?

HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) puts refinishing at $2 to $8 per square foot, or $800 to $3,200 total on average. It lists $2 to $7 per square foot to sand and refinish and $3 to $8 to sand, stain, and refinish, with dustless refinishing an extra $2 to $4; a 400 square foot room runs $800 to $2,800 without stain. These are published national ranges, not The Floor 4U pricing.

How much does it cost to refinish 1,000 square feet of hardwood floors?

HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) does not list 1,000 square feet in its room table. At its per square foot rates, 1,000 square feet works out to $2,000 to $7,000 to sand and refinish, $3,000 to $8,000 to sand, stain, and refinish, and $2,000 to $5,000 to screen, buff, and recoat. That is our own arithmetic on published national ranges, not The Floor 4U pricing.

Is it cheaper to refinish hardwood floors or replace them?

Refinishing is almost always cheaper. HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) puts refinishing at $2 to $8 per square foot, against $9 to $25 per square foot to install new hardwood according to HomeGuide (Hardwood Flooring Cost, page dated August 4, 2025, captured October 2026). These are published national ranges, not The Floor 4U pricing. Replacement wins only when the boards are too thin to sand, water damage is widespread, or you want a different species.

How much does hardwood floor refinishing cost per square foot?

HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) lists $2 to $5 per square foot to screen, buff, and recoat, $2 to $7 to sand and refinish, and $3 to $8 to sand, stain, and refinish, with dustless refinishing an extra $2 to $4. These are published national ranges, not The Floor 4U pricing.

Can I stay in my house while my floors are refinished?

Usually yes, if the rooms can be closed off and you have another way in and out. You cannot walk on the floor while it is sanded, stained, or coated. Stay off it for 24 to 48 hours, wait two to three days to move furniture back, and keep area rugs off for two to four weeks while the finish cures.

When should you not refinish hardwood floors?

Skip refinishing when there is not enough wood left to sand. HomeGuide (Cost to Refinish Hardwood Floors, page dated July 14, 2025, captured October 2026) says solid hardwood floors can be refinished 4 to 10 times, depending on their thickness and previous refinishing jobs, and that floors with very thin layers or acrylic finishes cannot be sanded at all. Also skip it when boards are cupped from an unresolved moisture problem or more than about a quarter of the boards need replacing.

The Bottom Line

HomeGuide’s Cost to Refinish Hardwood Floors (page dated July 14, 2025) lists $2 to $7 per square foot to sand and refinish, $3 to $8 to sand, stain, and refinish, and $2 to $5 to screen, buff, and recoat, with dustless refinishing an extra $2 to $4 (published national ranges, not The Floor 4U pricing). The real question is whether there is enough wood left to sand, and that is a quick check in person.
