A tile floor in Joliet lasts or fails because of what sits under it, not what sits on top of it. The tile itself is the most durable part of the assembly. Almost every failure we get called about, cracked grout lines, a hollow tile that clicks underfoot, a shower that stayed wet, traces back to the structure, the substrate prep, or a missing movement joint. That is the part of the job worth choosing a tile contractor over.

Start With the Structure, Not the Tile

Tile is rigid and grout is more rigid still, so neither one tolerates a floor that moves. The measure of that movement is deflection: how far the floor flexes between its supports under load. The accepted industry limits are L/360 for ceramic and porcelain and L/720 for natural stone, which is to say stone needs a floor twice as stiff as porcelain does.

That single number decides more Joliet tile jobs than any other. A dining room over a long unsupported joist span can pass for hardwood and fail for stone. What we look at on a measure:

  • Joist depth, span and spacing. Older framing is often 2 by 8 at 16 inches on center over a longer clear span than a modern floor would use.
  • What is under the room. A full basement gives us access to add blocking or a mid span support. A room over a crawl space or a cantilever does not.
  • Subfloor thickness and condition. Single layer plank, single layer plywood, and double layer plywood are three different starting points.
  • Whether the floor already tells you. If glasses rattle in a cabinet when you walk past, that floor needs work before tile, not after.

If the structure will not get there, the honest answer is a different material, and we will say so. A floor that fails deflection is the one case where we would rather point you at luxury vinyl plank instead of tile than sell you the tile.

Joliet Housing Stock Decides the Prep Work

Joliet’s housing varies more than most towns we serve, and the tile prep follows the vintage of the house rather than the address. Three broad groups cover most of what we walk into.

Century homes in and around the Cathedral Area and Upper Bluff

Expect a diagonal one inch board subfloor rather than plywood. Individual boards cup, shrink and move independently, which is exactly what tile cannot sit on directly, so these floors need an added layer of plywood, an uncoupling membrane, or both. Original bathrooms in these houses were often set in a full mortar bed, which is a genuinely good assembly and heavy: removing one is a demolition job, and the floor height after removal rarely matches what replaced it elsewhere. Floors in houses of this age are also frequently out of level by a visible amount, and flattening is not the same job as leveling. We flatten what the tile needs and leave the rest of the house alone.

Postwar ranches and split levels, including Ingalls Park and Ridgewood

These are the houses where we most often find nine inch square (9 × 9) vinyl tile and black cutback adhesive under the current floor, sometimes under two later layers. See the next section, because that changes the sequence of the job before anything else does. Where the old resilient floor is clean, plywood at these vintages is often a single layer of five eighths inch, which is usually a candidate for a second layer rather than a rebuild.

Newer construction on the west and southwest sides

Framing is usually at spec, the subfloor is plywood or oriented strand board at a modern thickness, and the real work is flatness rather than strength. The common find here is builder grade tile in an entry or a bath that was set with too little mortar contact, which is why individual tiles sound hollow and eventually crack in the middle. That is a coverage problem, not a tile quality problem, and it is repeatable if the replacement is set the same way.

Asbestos Under an Old Joliet Floor: What We Do and Do Not Do

This is the one item on the whole job that we will stop for. Nine inch square vinyl floor tile and the black cutback adhesive beneath it were widely used before roughly 1980, and both can contain asbestos. Joliet has plenty of housing from that era, so it comes up regularly.

  • You cannot identify it by sight. Color, pattern and condition tell you nothing. A lab test on a sample is the only answer.
  • Do not sand, grind or dry scrape it. Intact material sitting under another floor is generally far less of a problem than material someone has just made airborne.
  • If a test is positive we stop and tell you. We refer you to a licensed abatement contractor and pick the job back up afterwards. The Floor 4U does not perform asbestos abatement.

Saying so up front costs us the occasional job. It is still the right order of operations, and it is worth asking any tile contractor you talk to in Joliet how they handle it.

Tile Over a Basement Slab or a Slab on Grade

Concrete is a good substrate for tile and a demanding one. A slab is already stiff enough, so deflection stops being the question and movement becomes it. Will County runs a wide annual temperature swing and a full freeze and thaw cycle, and a slab responds to that by moving at its joints and, sometimes, along a crack.

  • Existing control joints must carry through the tile. A control joint is deliberate: it is where the slab is told to crack. Tiling rigidly across one simply moves the crack up into your new floor. The joint gets honored as a soft movement joint in the same position.
  • Working cracks need isolation. A crack isolation or uncoupling membrane lets the slab move underneath while the tile stays put. This is the workhorse of basement tile work.
  • The slab has to be clean and bondable. Curing compounds, sealers, paint and old carpet adhesive all stop mortar bonding and have to be mechanically removed first.
  • Moisture is a real question below grade. Tile and cement mortar tolerate damp far better than wood or laminate, which is a genuine argument for tile in a Joliet basement, but standing water or an active seepage problem is a foundation issue to fix before any floor goes down.

Large Format Tile Needs a Flatter Floor Than You Think

Most tile sold now is large format, which the industry defines as any tile with at least one side 15 inches or longer. That covers the 12 × 24 plank that has become the default bathroom and kitchen floor, and everything up through 24 × 48 panels. Bigger tile means fewer grout lines and a calmer looking floor, and it also means the floor underneath has to be twice as flat.

  • Standard tile: the substrate may vary no more than 1/4 inch in 10 feet, and 1/16 inch in 1 foot.
  • Any tile with a side 15 inches or longer: that tightens to 1/8 inch in 10 feet, and 1/16 inch in 2 feet.

A floor that was perfectly acceptable under 12 × 12 ceramic in 1998 will often not meet the large format tolerance today. Getting there means a self leveling underlayment or patching compound, which is a real line item and the one homeowners are most often surprised by. Two other details decide whether a large format floor looks right:

  • Offset, not brick pattern. Long plank tile has a slight built in bow along its length. Stagger it 50 percent like brickwork and the high point of one tile lands at the low point of its neighbor, producing lippage you can feel. Industry guidance caps the offset at about one third for these tiles unless the manufacturer says otherwise.
  • Mortar coverage. Large tile needs full support: back buttering the tile as well as combing the substrate, aiming at 80 percent contact in dry interior areas and 95 percent in wet areas and outdoors. Hollow spots under a big tile are where it eventually breaks.

Showers, Mudrooms and Laundry Rooms

Tile is waterproof. A tiled assembly is not, unless someone made it so. Water passes through grout, and in a shower it will find the substrate within the first year. The waterproofing is a separate, deliberate layer.

  • Showers get a bonded waterproof membrane, either a sheet or a liquid applied product, lapped and sealed at every corner, seam, curb and penetration. Corners and the drain flange are where a shower leaks.
  • The pan needs its slope built in, roughly a quarter inch per foot toward the drain, and the slope belongs under the waterproofing, not in the thinset above it.
  • A curbless entry is a framing decision, not a tile decision. The floor has to be recessed at rough in, so it is decided long before we arrive.
  • Mudrooms and laundry rooms in Joliet earn their tile. Road salt, slush and a washer that will eventually leak all argue for a floor that does not care. These rooms also want a full perimeter movement joint, because they run through the widest temperature swing of any room in the house.

Movement Joints, Grout and Cure Time

Three finishing details do most of the long term work.

  • Movement joints. A soft joint at every wall, cabinet run and column, plus interior joints roughly every 20 to 25 feet in each direction, tightening to about 8 to 12 feet where a floor gets direct sunlight through a large window or stays wet. This is the detail most often skipped and the one that most often shows up later as a cracked grout line.
  • Grout choice and joint width. Cement grout is the standard and is fine for most floors. High performance and epoxy grouts cost more, resist staining better and suit showers and kitchens. Rectified large format tile can take a narrow joint; a pressed tile with a rounded edge cannot, and forcing it looks worse than a slightly wider line.
  • Cure time is not negotiable. Wait about 24 hours before walking on newly set tile so the mortar underneath can cure, another 24 hours after grouting before normal traffic, and roughly 48 to 72 hours before sealing or exposing it to water. Rushing it cracks tile and grout.

Natural Stone in a Joliet Home

Joliet has a longer relationship with stone than most towns its size. The dolomite quarried along the Des Plaines Valley from the 1830s onward, sold as Joliet and Lemont limestone, went into buildings and foundations across the area before Indiana limestone displaced it around the turn of the last century. Plenty of it is still standing locally, and it is a fair reminder that stone behaves differently from a manufactured tile.

  • It needs a stiffer floor, L/720 rather than L/360, which rules stone out of some rooms that would happily take porcelain.
  • It is porous and it needs sealing, on a schedule, for as long as you own it.
  • Light marble needs white mortar. Grey thinset shows through a translucent stone and there is no fixing that afterwards.
  • Acidic cleaners etch it. Vinegar and most bathroom sprays will dull a polished stone floor permanently.

Looking at a 12 × 24 sample on a countertop under showroom lighting is not the same as seeing four of them laid out on the floor, which is why we would rather you took samples home.

What Tile Installation Costs in the Joliet Area

Published national figures put tile installation at about $7 to $14 per square foot installed, combining tile and labor, with labor alone at roughly $4 to $8 per square foot (HomeGuide, 2025). Those are national ranges, not The Floor 4U pricing. What moves a Joliet job within that range, or above it:

  • Floor prep. Self leveling underlayment for large format, a second layer of plywood, or an uncoupling membrane are each real line items that a bare per square foot number does not include.
  • Demolition. Removing a mortar bed, or three stacked layers of old resilient flooring, is not the same as pulling up carpet.
  • Material. Porcelain in a common size sits at the low end. Natural stone, mosaic, and anything cut to a pattern sit well above it.
  • Layout. Diagonals, herringbone, borders and inset work all add cutting time.
  • Waterproofing. A shower is a different scope from a floor and is priced separately.

How do I know whether my Joliet home’s floor structure can carry tile?

It comes down to deflection, which is how much the floor flexes between supports under load. The industry limit for ceramic and porcelain is L/360, and natural stone needs a stiffer floor at L/720. A framed floor that bounces when you walk across it will crack grout and eventually tile no matter how well the tile is set. Tile, grout, mortar and the substrate underneath all expand and contract at different rates, and in Will County they do it through a wide annual temperature and humidity swing. Industry guidance calls for a soft perimeter joint wherever the field meets a wall, cabinet or column, plus interior movement joints roughly every 20 to 25 feet in each direction indoors, tightening to about 8 to 12 feet where the floor sees direct sunlight or standing moisture. Leave them out and the floor relieves the stress itself, usually as a line of cracked grout or tented tile.

Does tile work over radiant floor heat?

Tile is one of the better finishes over radiant heat because it conducts warmth instead of insulating against it, which is why it shows up so often in bathrooms and kitchens. The details matter: the system has to be run and then shut off before setting, the mortar has to be rated for radiant applications, movement joints get more important rather than less, and the manufacturer’s maximum surface temperature has to be respected. Bring the heating system paperwork to the estimate so the setting materials get matched to it.
