HomeGuide and Angi do not agree, and the gap is worth understanding before you compare quotes. HomeGuide’s tile flooring cost guide (page dated August 12, 2025) publishes $12 to $50 per square foot installed, or $1,200 to $5,000 for 100 square feet. Angi’s tile floor guide (updated Aug 3, 2026) publishes a tighter $15 to $20 per square foot, with whole projects running $400 to $6,000 and averaging $1,900. The tighter band sits inside the wider one. HomeGuide says the total cost depends on the location, tile quality, and installation complexity. Most of the confusion on this topic comes from one thing: published guides mix three different prices together without telling you which is which. Before you compare anything, know which of these you are looking at.

  • Material only. What the tile costs at the store. No labor, no setting materials, no prep.
  • Labor only. What an installer charges to set tile you supply. Angi’s tile floor guide publishes $3 to $15 per square foot, or $30 to $120 per hour. HomeGuide puts labor as low as $5 per square foot for the simplest installations and above $20 per square foot for complex patterns or premium tile.   • Installed. Materials and labor together. This is the number in the headline range, and it is the only one worth comparing between quotes.

A quote that looks cheap is often a labor-only number sitting next to somebody else’s installed number. Ask which one you have in your hand.

That labor line covers measuring, fabricating and securing backer board, laying out the tile, setting it in thinset, grouting, cleanup and protecting the surrounding area. What it does not cover matters just as much. Homewyse notes its estimate excludes general contractor markup, which adds 13 to 22 percent when a GC supervises the work, along with permit fees, sales tax on materials, and any hazardous material testing. Tile Cost by Material: Ceramic, Porcelain, and Natural Stone

Material changes the installed number across a wide published range. This table is worth reading closely because it puts material-only and installed cost side by side, so you can see how much of each figure is labor.

Fixr, updated January 31, 2025 and captured October 2026, publishes wider material-only ranges on the specialty end, including stone at $2 to $200 and granite at $10 to $200 per square foot. These are published national ranges, not The Floor 4U pricing. The guides disagree, and that is fair to say out loud rather than splitting the difference. Stone is the category where published averages are least useful, because one slab of travertine and one slab of onyx are not the same purchase.

In plain terms: HomeGuide’s tile installation cost guide (page dated December 7, 2023, captured October 2026) says porcelain tiles are made of finer-grain clay than ceramic, are fired at higher temperatures, and are less porous, and that ceramic tiles cost less but are not as naturally water-resistant. Angi’s tile installation cost guide (updated Sep 10, 2026, captured October 2026) calls porcelain a good choice for busy, high-traffic areas. One ongoing cost people miss with natural stone: HomeGuide’s tile flooring cost guide says natural stone requires sealing and ongoing maintenance to protect against staining and wear, and Angi’s tile floor guide advises resealing the grout annually. Fixr’s tile floor guide says that when tile needs sealing at installation, that is included in the installation cost; the upkeep after that is yours, so it is worth factoring in alongside grout cleaning and sealing when you compare stone against porcelain.

For a third reference point, Fixr, updated January 31, 2025 and captured October 2026, puts the national average tile floor at $3,500, with a typical range of $1,000 to $5,000. Its benchmark project is 200 square feet of 12 inch porcelain. Its low end is $500 for a 50 square foot ceramic bathroom floor and its high end is $11,520 for 200 square feet of onyx marble tile, sealed and installed. One thing the room tables smooth over: HomeGuide notes that small rooms can see higher costs due to minimum labor charges. Angi’s room totals scale in a straight line with size, so treat a small-bathroom figure from any national table as a starting point, not a ceiling. Tearing out the old floor

Removing old tile runs $2 to $7 per square foot per HomeGuide’s tile flooring cost guide and per Angi’s tile installation cost guide, or about $5 per square foot per Angi’s tile floor guide, which says that figure includes tile removal and repairing any subfloor damage that may occur during removal. Angi’s tile installation cost guide puts removing other existing flooring, like carpet or laminate, at $1 to $3.50 per square foot, and disposing of the old flooring at $150 to $200. If those numbers change your mind about the demo, there is another route: in some rooms you can go over the existing tile instead of removing it. Backer board and waterproofing

Floor tile needs a stable substrate under it. Angi’s tile installation cost guide calls fiber cement backer board the most common choice and warns that skipping this step risks water damage and premature cracking in the tile or grout. For a shower, the same guide publishes waterproofing shower tile at $450 to $750 on average; that is a published national range, not The Floor 4U pricing. HomeGuide’s tile flooring cost guide calls thin-set installation the most affordable method and says installing a mortar bed or membrane requires additional materials and costs more.

Layout and pattern

Any layout other than a straight set adds 10 to 20 percent, covering both the extra tile lost to cuts and the extra labor. That includes diagonal, running bond, herringbone, Ashlar and Versailles patterns. That figure comes from Fixr, updated January 31, 2025, captured October 2026, and it is worth being straight about: it is the only published layout percentage among the cost guides cited on this page. HomeGuide and Angi both name layout complexity as a cost driver and neither publishes a number for it. So treat 10 to 20 percent as one publisher’s estimate, not a settled industry figure, and ask your installer what the pattern you want does to their labor hours. Ordering extra tile for waste

Angi’s tile installation cost guide (updated Sep 10, 2026, captured October 2026) says to order 10 to 15 percent more tile than you think you need, because breakages are inevitable during installation and spares are handy for replacing damaged tiles further down the line. Fixr’s tile floor guide gives the same 10 to 15 percent. That allowance is a published national range, not The Floor 4U pricing.

Tile size and large-format tile

Bigger tile costs more per piece and more to set. Angi’s tile floor guide publishes material costs that climb from $0.50 to $25 per square foot for 12 by 12 tile up to $7 to $80 per square foot for 48 by 48. Labor climbs too: Fixr’s tile floor guide says tiles from 8 to 14 inches have the lowest installation costs, around $7 to $9 per square foot for most materials, and that larger tiles, such as 18 or 24 inch, cost more to install because they require extra steps, such as backbuttering, with large format installation starting at $10 to $12 per square foot. Heated floor under the tile

Radiant floor heat runs $7 to $17 per square foot installed per HomeGuide’s tile installation cost guide, page dated December 7, 2023, captured October 2026; that is a published national range, not The Floor 4U pricing. The timing matters more than the price: heat goes in before the tile. Adding it later means pulling up a floor you just paid for.

Trim, transitions, and the finish details

Here is an honest gap. Across the tile cost guides cited on this page, not one publishes a dollar figure for bullnose, tile trim pieces, thresholds, transition strips, or grout sealing as a separate line. They are real costs, and none of these guides prices them separately. So make them your question. Ask the installer to put trim, transitions and sealing on the quote as their own lines, priced, before you sign anything. That one request is the difference between a number you can trust and a number that grows later.

Tile is not one job with one rate. The reason those rates differ is scope, not markup. A floor is a substrate and flatness job. A shower is a waterproofing job that happens to be finished in tile. A backsplash is a vertical, small-format, high-visibility job where every cut is at eye level. Tile vs LVP: How the Installed Cost Compares

Luxury vinyl plank and luxury vinyl tile run $4 to $16 per square foot installed, with materials at $2 to $10 and labor at $2 to $6 per square foot. That is HomeGuide’s luxury vinyl guide, page dated June 3, 2025, captured October 2026, and it is a published national range, not The Floor 4U pricing. Against tile’s $12 to $50, vinyl’s published installed range is lower at both ends.

Lifespan is part of the comparison too, and the published figures overlap more than people expect. Angi’s tile floor guide says tile flooring generally lasts 10 to 30 years, and that high-quality, well-maintained ceramic tile can last 75 to 100 years. HomeGuide’s luxury vinyl guide says luxury vinyl flooring lasts 20 to 50 years when taken care of. So a long tile lifespan is not automatic; it depends on the material and the maintenance. What Should Be on a Tile Installation Quote

Take this list to whoever quotes your job. A quote that covers all of it can be compared to another quote. One that does not, cannot.

  • Square footage measured on site, plus a stated waste allowance
  • Tile cost shown separately from labor cost
  • Removal and disposal of the existing floor, priced as its own line
  • Subfloor inspection, with repair or leveling either priced or excluded in writing
  • Backer board, membrane or setting method named, not left to assumption
  • Trim, transitions and thresholds itemized
  • Grout type specified, and whether sealing is included
  • What is not included: permits, sales tax on materials, and any general contractor markup
