The Floor 4U installs luxury vinyl tile in Mokena, IL and throughout Will County. Luxury vinyl tile, or LVT, is the tile-shaped member of the luxury vinyl family: square and rectangular pieces that usually imitate stone, marble, or ceramic. Its sibling, luxury vinyl plank, comes in long boards that imitate wood. Same material, different shape, and that shape decides a lot. The first question we ask is which look you are actually after.

If what you want is a wood-look floor in long planks, you are on the wrong page and we would rather tell you now. Head to luxury vinyl plank installation in Mokena. If you want the look of stone or ceramic tile, keep reading, or just book an in-home estimate.

LVT and LVP are the same material in two different shapes

Luxury vinyl tile and luxury vinyl plank are built from the same material. HomeGuide (How much does luxury vinyl plank & tile flooring cost?, page dated June 3, 2025, captured October 2026) puts it plainly: they differ in size and shape but are otherwise the same. HomeGuide also calls luxury vinyl waterproof, while Fixr’s luxury vinyl tile cost guide (updated January 31, 2025, captured October 2026) says LVT is considered water-resistant, with a few brands being fully waterproof, so check the manufacturer’s rating. The difference is the format: LVT comes in tiles and imitates stone or ceramic, LVP comes in planks and imitates wood. That is not a cosmetic footnote. The shape changes which rooms the floor suits, which layout patterns are available to you, and how the finished floor reads in a small space.

Tile sizes commonly include 12 inch squares, 16 inch squares, and 12×24 rectangles (Fixr, updated January 31, 2025). Some current lines also come in larger formats, such as 18×36. A big-format tile in a small bathroom means fewer joints and a calmer floor.

LVT is vinyl, not ceramic, and that is a different decision

Luxury vinyl tile imitates stone and ceramic. It is not fired clay and it is not quarried stone. That trade has real upsides: HomeGuide’s luxury vinyl guide calls LVT and LVP low maintenance and comfortable under the feet. It also gives something up. HomeGuide notes that vinyl flooring is susceptible to dents and punctures from dropped knives or sharp, heavy objects, and it says luxury vinyl flooring lasts 20 to 50 years when taken care of. For comparison, Angi’s tile floor guide (updated Aug 3, 2026, captured October 2026) says tile flooring generally lasts 10 to 30 years, and that high-quality, well-maintained ceramic tile can last 75 to 100 years.

If you have decided you want the real thing, we do that too. See porcelain and ceramic tile installation, or browse tile in our showroom.

Where luxury vinyl tile earns its place in a Will County home

The tile format tends to win in the rooms where a wood look would feel out of place and where water shows up. Here is where the tile format tends to fit.

  • Entryways and foyers. A stone-look tile at the front door reads as a deliberate transition into the house.
  • Mudrooms. Wet boots, dog paws, and dropped bags. A tile format with a textured stone face is easy to clean.
  • Laundry rooms. The tile look suits a utility space.
  • Bathrooms. The look of a tiled bath, without grout lines to scrub if you choose a product with the grout line built in.
  • Kitchens. A stone-look floor next to stone counters.
  • Basements. A waterproof-rated tile over a prepped slab. If the basement is the whole project, start at waterproof basement flooring installation.
  • Stairs and landings. Doable, and a job worth having done properly, since stair work is precision work.

The grout look, with or without grout

Here is the thing most people get wrong about luxury vinyl tile, and it is worth two minutes.

Many current LVT lines do not need real grout at all. Manufacturers build the grout line into the product, using a beveled or pre-scored edge that reads as a joint once the floor is down. COREtec markets this as integrated grout and sells grout-free installation outright. A Shaw tile-format product page says plainly: no messy grout. MSI’s checkerboard-style tile uses pre-scored squares to get the same effect (manufacturer product pages, captured October 2026). You get the stone-tile look with nothing to mix, apply, seal, or scrub.

A smaller number of vinyl tile lines are made to be grouted. That gives you a real grout joint, and it adds a step: grouting, cleanup, and cure time on top of setting the tile. The grouts sold for this job are premixed acrylic grouts made for vinyl tile. One of them, TEC 639 Premixed Vinyl Tile Grout, lists light foot traffic after 24 hours and 7 days to final cure on its data sheet (updated May 2026, captured October 2026). If you are comparing quotes for a grouted floor, ask which grout the installer plans to use.

Which one is right is mostly a look-and-maintenance question, and it is product-specific. Not every line supports a real grouted install, so it is something we confirm against the actual product during your estimate rather than promising up front.

The one spec that decides how long your floor lasts

Our advice: look for at least a 12 mil wear layer, and step up to 20 mil for entryways, kitchens, pets, or anywhere wet boots land. MSI’s guide to LVT wear layer thickness (published July 27, 2026, captured October 2026) draws the lines in a similar place: 6 to 12 mil for light residential use, 12 to 20 mil for active residential and light commercial use, and 20 mil or thicker for commercial projects. The wear layer is the clear protective top surface, and its thickness in mils tells you more about how the floor will look in ten years than the brand name on the box does.

Fixr’s luxury vinyl tile cost guide (updated January 31, 2025, captured October 2026) gives LVT a range of 12 mil at the thinnest to 40 mil at the thickest, with 20 mil as the average for most LVT. The tile-format products we checked on COREtec, MSI, Provenza and Shaw product pages list wear layers of 12 mil to 22 mil (captured October 2026). There is a reason 20 mil keeps coming up: the ASTM specifications for vinyl tile (F1700 and F3261) set a minimum wear layer of 0.020 inch (0.50 mm) for commercial use, as summarized by FloorExpert (captured October 2026). By arithmetic, 0.020 inch is 20 mil, since 1 mil is 0.001 inch. If you are going to spend more anywhere, the wear layer is the place to start.

We keep the same advice on the plank side, which you can read in more depth on our luxury vinyl plank installation page.

Glue-down tile and rigid click-together tile

We install luxury vinyl tile in two ways, glue-down and rigid click-together, and the difference matters most to your subfloor.

Glue-down tile is flexible and bonded directly to the subfloor. Because it conforms to whatever is underneath, the base has to be genuinely flat, and prep is where most of the work is. Rigid core click-together tile floats over the subfloor with an interlocking edge. It is more forgiving of small variations and generally faster to install.

At The Floor 4U, click-lock floating installation is our standard method, and glue-down is available where the manufacturer or the subfloor conditions call for it. Want the construction difference explained in more depth? See our comparison of glue-down tile compared with rigid click-together plank.

How an LVT installation actually goes

Our process is built to remove surprises, not to move you along fast. The steps below are how it goes for LVT; our guide to the flooring installation process covers every step from the measure to the final walkthrough.

  1. In-home measure. We measure the rooms, look at what is under your current floor, and check for moisture, especially below grade.
  2. Product selection. See samples in our Mokena showroom, or have samples brought to your home. Tile format is a look decision, so this is worth doing with the real thing in your own light.
  3. Subfloor prep. This is the part that separates a floor that still looks right in ten years from one that telegraphs every dip. Glue-down tile is the least forgiving of an uneven base, because it follows every dip in the floor below it.
  4. Layout planning. With a tile floor, where the grid starts is a real decision. We plan the layout with you so the pattern sits well in the room and cuts land where they are least visible.
  5. Installation. Setting the tile, cutting to walls and fixtures, then transitions, trim, and any stair work.
  6. Cleanup and walkthrough. We walk the finished floor with you before we leave.

Wondering whether your existing tile or vinyl floor has to come out first? That question has its own answer, and we wrote it up in detail: read whether your existing tile floor can stay.

What published cost guides say about luxury vinyl tile installation

We are not going to invent a number for your house. What we can do is show you what national cost guides publish, so you walk into an estimate knowing roughly what territory you are in. HomeAdvisor (How Much Does LVT Flooring Cost?, updated Jun 17, 2026, captured October 2026) puts luxury vinyl tile installation at $3 to $18 per square foot, with most homeowners paying $5 to $10. These are published national ranges, not The Floor 4U pricing.

What actually moves your total is specific to your project: the size and shape of the rooms, whether you want a straight set or a pattern, whether the old floor comes out, what the subfloor needs, and how many transitions, trim runs, and stairs are involved. Fixr’s luxury vinyl tile cost guide (updated January 31, 2025, captured October 2026) says installing tile in a pattern rather than a straight set increases costs by roughly 20 percent, which covers the extra tile needed for cuts and the extra labor. Stone-look prints are hard to judge from a photo on a phone. A tile that looks grey on screen can read blue in your hallway. Come see samples at our Mokena showroom at 9614 Willow Lane.

The brands we carry, including COREtec, MSI, Daltile, Shaw, and Provenza, all make tile-format luxury vinyl lines alongside their plank lines. Frequently asked questions

What is the difference between LVT and LVP flooring?

LVT and LVP are the same material in two different shapes: luxury vinyl tile comes in tiles that usually imitate stone or ceramic, and luxury vinyl plank comes in long planks that imitate wood. Water ratings vary by product: HomeGuide (page dated June 3, 2025, captured October 2026) calls luxury vinyl waterproof, while Fixr’s luxury vinyl tile cost guide (updated January 31, 2025, captured October 2026) says LVT is considered water-resistant, with a few brands being fully waterproof, so check the manufacturer’s rating. The shape is not just a look. It changes which rooms the floor suits, which layout patterns are possible, and how the finished floor reads in a small space. Pick the tile format when you want a stone or ceramic look, especially in an entryway, mudroom, laundry, or bathroom. Pick planks when you want the look of a wood floor.

Can LVT be installed over laminate flooring?

It depends on the product and on what is under the floor. MSI’s luxury vinyl installation, warranty and care document (captured October 2026) does not list laminate among the existing hard surfaces it generally permits, and its warranty exclusions include installation over non-approved substrates. That list includes particleboard, cushioned vinyl, multiple floating floors, and sleeper systems, and it does not name laminate. We check what is under your existing floor during the in-home estimate and tell you whether it can stay or has to go.

Does luxury vinyl tile need grout?

Many current luxury vinyl tile lines do not need real grout. Manufacturers build the grout line into the product itself, with a beveled or pre-scored edge that reads as a grout joint once the floor is down, so you get the look of a stone tile floor with no mixing, applying, or sealing. A smaller number of vinyl tile lines are made to be grouted with a premixed grout made for vinyl tile, which adds a grouting step and cure time to the job. Whether a grouted install is an option depends on the specific product, so it gets confirmed against the actual line during your estimate.

Is luxury vinyl tile waterproof enough for a bathroom or basement?

Yes. Fixr’s luxury vinyl tile cost guide (updated January 31, 2025, captured October 2026) says LVT is considered water-resistant, with a few brands being fully waterproof, which makes it ideal for basements, bathrooms, and kitchens. Check the manufacturer’s rating on the product you choose. One caveat: a water-rated tile is not the same as the whole floor assembly being a moisture barrier. MSI and COREtec both call for subfloor moisture testing before installation, and MSI’s warranty excludes damage from excessive moisture coming up from the subfloor (manufacturer installation and warranty documents, captured October 2026). No floor fixes an active water problem. Bring it up at the in-home estimate and we will check the slab before we quote.

What wear layer should I look for in luxury vinyl tile?

Our advice is at least a 12 mil wear layer, stepping up to 20 mil for entryways, kitchens, pets, or anywhere wet boots land. MSI’s wear layer guide (published July 27, 2026, captured October 2026) puts 12 to 20 mil at active residential and light commercial use. The wear layer is the clear protective top surface, and its thickness in mils does more to decide how the floor looks in ten years than the brand name on the box. The tile-format products we checked on manufacturer product pages list 12 mil to 22 mil wear layers (captured October 2026). If you are going to spend more anywhere, the wear layer is the place to start.
